Client Case Study: How a pair of First Time Home Buyers Found Their Perfect Home—and the Right Mortgage to Match

The Dream
They had been renting for a few years and decided it was finally time to put down roots. Their goal? A cozy home with enough space for their growing pup and a backyard big enough to host BBQs. Budget-wise, they wanted to be smart—comfortable monthly payments were a must, especially with a wedding on the horizon.
The Challenge
They’d saved up a solid down payment and were pre-approved with their bank, but something didn’t feel quite right. The rate was okay, but the terms felt... rigid. They weren’t sure if they’d be able to make extra payments or adjust things as life evolved.

The Plan
After a quick chat, we reviewed their goals—both short- and long-term. I crunched the numbers and presented a few lender options with competitive rates and more flexibility. One lender stood out: they allowed up to 20% lump sum pre-payments anytime during the year, plus double-up payments on regular payment dates.
That meant they could start with a slightly lower monthly payment to ease into homeownership and then bump it up (or throw on lump sums) as their income grew. Total win.

They closed on a lovely 3-bedroom home and the mortgage process? Smooth sailing. We locked in a great rate, kept their monthly payments where they felt comfortable, and built in options for future paydowns. Best of all, they now have a mortgage that fits their lifestyle—not the other way around.
